Recently, we partnered with an investor who acquired a property through a wholesale opportunity. The home had strong bones, a desirable location, and excellent potential, but like many properties built in previous decades, it felt closed off, dated, and disconnected from the way people live today.
The goal wasn’t simply to renovate the home. The goal was to create a property that felt more open, more functional, and more inviting while maximizing its appeal to future buyers.
Improving Flow and Function
One of the first opportunities we identified was the home’s layout.
The original floor plan included large walls separating the formal living room, dining room, and main living spaces. While common in older homes, these divisions made the home feel smaller and limited the natural flow from room to room.
By carefully removing select walls and opening key sightlines, we transformed the main living areas into a bright, connected space that feels larger, more welcoming, and far more functional for modern living.
The existing kitchen already had several desirable features, including white cabinetry, subway tile, and stainless steel appliances. Rather than replacing elements that were still attractive and functional, we focused our efforts where they would have the greatest impact.

Elevating the Primary Suite
One of the most dramatic transformations occurred in the primary bedroom.
The original layout included a small walk-in closet and a compact bathroom that did not fully utilize the available square footage. Adjacent hall closets were taking up valuable space while providing limited benefit.
By reconfiguring the floor plan and incorporating those unused areas into the primary suite, we were able to significantly expand both the closet and bathroom.
The result is a spacious, luxurious retreat that feels intentional, comfortable, and aligned with what today’s buyers are looking for.
